August in Tampa Bay: The Numbers & Changes Worth Knowing

Back to school, continued growth, and a Tampa Bay market that is becoming increasingly neighborhood-specific. Here are a few numbers worth knowing this August.

BACK TO SCHOOL

• August 10: Hillsborough County students return to school.
• August 13: Pasco County students return to school.
• For families buying or selling, school proximity, commute times and neighborhood amenities continue to be major considerations when choosing where to live.

THE TAMPA BAY HOUSING STORY

The latest regional research shows just how much Tampa Bay has grown:

New households added across Hillsborough, Pinellas and Pasco from 2018–2023.

82,000
New housing units added during the same period.

18,000+
The approximate gap between household growth and new housing construction during those five years.

And the growth isn't expected to stop.

By 2035, Tampa Bay is projected to add approximately 564,000 residents and 211,000 households. The region will need roughly 254,700 additional housing units to keep pace.

A BIG INVESTMENT IN TAMPA

Tampa International Airport is building Airside D, a new 16-gate international terminal scheduled to open in 2029.

The approximately 600,000-square-foot facility is being built to accommodate Tampa Bay's continued passenger growth. TPA projects nearly 35 million annual passengers by 2037, compared with approximately 25 million in 2024.

For homeowners, buyers and investors, infrastructure like this matters because access, connectivity and amenities are part of the long-term story of a location.

THE REAL ESTATE TAKEAWAY

Tampa Bay isn't one market.

Pinellas, Hillsborough and Pasco are moving at different speeds — and even within each county, the story can change from neighborhood to neighborhood.

That's why I don't believe in giving clients a generic “Tampa Bay market update.”
