August is here, school is starting back up, and Tampa Bay continues to change.
Rather than send you another long market report, I wanted to share five things I’m paying attention to around Tampa Bay right now.
ONE NUMBER TO KNOW
$445,155
That was the June median single-family home price in Hillsborough County — up 1.2% from a year ago.
Pasco County was at $390,000, up 1.3% year over year.
The bigger takeaway? Tampa Bay is becoming a much more neighborhood- and property-specific market. Pricing, condition, location and strategy matter more than simply saying “the market is up” or “the market is down.”
ST. PETE'S COMMERCIAL MOMENT
One project I'm watching closely is The Central in St. Petersburg's EDGE District.
The mixed-use development includes a 130,000-square-foot Class A office tower, a 168-room Marriott Autograph Collection hotel, restaurants and retail, workforce housing and a 530-space parking garage.
The office component is expected to open in 2027. Commercial investments brings more than buildings. It brings jobs, restaurants, services and activity — all of which contribute to how a neighborhood evolves.
A NEW REASON TO VISIT THE VINOY
If you haven't heard of Elliott Aster, it's worth putting on your list.
The new restaurant at The Vinoy in downtown St. Petersburg is a collaboration between Chef Lee Wolen, Boka Restaurant Group and The Vinoy, with a refined dining concept focused on a warm, elevated experience.
It's another example of the level of dining and hospitality continuing to arrive in St. Pete.
WESLEY CHAPEL: THE HUB IS TAKING SHAPE
The Hub at Lexington is adding another layer to Wesley Chapel's rapidly expanding lifestyle scene.
The approximately 40,000-square-foot development is bringing a collection of restaurants and retail concepts together in one destination, including international dining options.
It's a small example of a much bigger trend I'm seeing in Pasco: people aren't just looking for a house anymore — they're looking for a lifestyle and a community.
ONE BACK-TO-SCHOOL TIP
If you're a homeowner with children heading back to school, here's one simple tip:
Take 15 minutes this month to rethink your home's daily flow.
Where do backpacks land? Where does homework happen? Is the kitchen still working for your family? Are mornings unnecessarily chaotic?
Sometimes those little frustrations tell you something important about whether your home still fits your family lives. If you're thinking of making a lifestyle change, I'll be happy to help!
MY AUGUST TAKE
Tampa Bay continues to evolve — from new commercial investment in St. Pete to new lifestyle destinations in Wesley Chapel and continued growth throughout Hillsborough, Pinellas and Pasco.
If you're curious about what's happening around your neighborhood or your property, I'm always happy to give you my take.
Enjoy August!
